What is your opinion on current property management demand? And how does this specifically affect project business operations?

- In the current climate, the Vietnam real estate market favours projects in downtown district, office buildings, upscale apartments and new urban area developments. Rapid growth across the board naturally leads to a greater need for full service of real estate management. And not only in ensuring impeccable  day to day building management, security and maintenance; property management has become a multi-discipline business representing the property owners and tenants and  managing human resources and the essential related financial issues of all involved parties, from developers to owners to management board. If all these areas work harmoniously, the property value would increase for all parties. That the building is managed by an established, experienced professional agency could build trust for customers  enabling higher project appreciation and related projects interest and value.

In evaluating a property manager, what criteria should we pay attention to?

- Projects managed by globally recognized brand names have an extensive advantage in business style and operation. Choosing a brand like Savills can be critical as it enhances sales and management. Besides highly trained personnel and international quality in leadership, there is a focus on the customer at all times. Our aim is to meet and address needs with smart, well thought through business focused solutions and recommendations to whatever level of customer. As a leading property service agency, Savills offer specialized business advisory services to support developers as well as their customers. Our experience has seen customized "buy-to-let" programs supporting owners become very popular. Many category investors agree that international professional management representation is proven by apparent effectiveness, on-going ease and long-term value.

Can you predict the future real estate management market and upcoming trends in Vietnam?

- A lot of surveys over the past few years show demand for long-term investment in buy-to-let is trending up, due to stable yields and longer term capital appreciation. A great deal of apartment owners and strategic investors into the Hanoi market come from other provinces. This all contributes to a growing need for reliable and trustworthy management agencies to handle all building management, maintenance and security issues and in representing and managing rents. As the property market grows, agency demand will grow alongside. Savills constantly aspires to standards of excellence. Our market leading agency win APAC wide first prizes for the last eight years in property management and services. For the next few years we are anticipating a growing and thriving market here in property management and property agency services and one which we, at Savills are extremely well placed and excited to take on.
