Hanoi accelerates social housing projects in outlying districts

The supply of social housing in the capital will be more abundant in the near future.

The Hanoi Times — Hanoi is fast-tracking three social housing projects in Dong Anh and Thanh Tri districts to meet the growing demand for affordable housing.

The Thang Long Green City social housing project on Lot CT3 in Kim Chung New Urban Area, Dong Anh District was launched in early March 2025. The 12-storey project is expected to provide more than 1,100 apartments for over 3,900 residents. The units will range in size from 50 to 64 square meters, with two to three bedroom layouts.

The selling price for the new public housing is approximately VND18.4 million (US$720) per square meter, which is significantly lower than the average market price of VND72 million (US$2,820).

At these prices, a 49.8-square-meter apartment in the project will cost about VND916.3 million ($35,891), while the largest 64-square-meter unit will cost about VND1.2 billion ($47,000). The project is expected to be completed in the fourth quarter of 2026.

In December 2024, another social housing project was launched on Lot N01 in Ha Dinh New Urban Area, Thanh Tri District. This project includes 255 units for sale and 110 units for rent. The estimated selling price is VND25 million ($980) per square meter, which means a 70-square-meter apartment costs about VND1.75 billion ($69,000).

Also in December 2024, construction began on a social housing project in Uy No Commune, Dong Anh District. The project consists of four nine-story buildings with 466 apartments for low-income people and members of the armed forces in Hanoi.

This is the first social housing project developed by the 319 Corporation, a Ministry of National Defense enterprise. It is expected to be completed by October 2026.

According to a recent report by the Ministry of Construction, some 108 social housing projects were inaugurated nationwide in 2024, providing some 47,500 apartments.

In 2025, the country plans to implement 135 new projects, providing nearly 101,900 social housing units, an increase of 2.1 times compared to the previous year.

In Hanoi alone, approximately 11 social housing projects are expected to be completed in 2025, supplying nearly 6,000 apartments, equivalent to 345,000 square meters of construction floor area.

Commenting on the development, Deputy Chairman of the Hanoi People's Committee Duong Duc Tuan said that the supply of social housing in the capital will be more abundant.

"In 2025, the city plans to complete eight projects with around 4,670 apartments and commence construction on six more projects, adding over 10,200 units," he said.

Hanoi will also approve investment policies for six new projects, with a total scale of 10,500 apartments, to expand the housing supply in the coming years, Tuan added.
