Hanoi greenlights planning for unprecedented 8,200-ha sports urban development
The Olympic project aims to form a sports and service based urban area centered around a major sports complex.
THE HANOI TIMES — The Hanoi People’s Committee has approved the planning tasks for Subzones C and D of the Olympic Urban Area project, which covers more than 8,200 hectares at the 1/2,000 scale.

According to the decision, Subzone C has an area of nearly 4,500 hectares and is located in the communes of Ngoc Hoi, Nam Phu, Hong Van, Chuong Duong, Thuong Phuc and Thuong Tin. This area borders the Red River dyke and existing residential neighborhoods.
The planning study area includes functions such as residential land, mixed use land, urban public services, schools and green spaces. The projected population by 2045 is about 250,000 to 285,000 residents.
Subzone D covers more than 3,700 hectares in the communes of Thanh Oai, Tam Hung and Dan Hoa. It borders National Highway 21C and the Thanh Oai economic axis.
The plan allocates land for sports facilities, housing, mixed use areas, urban public services, schools, heritage sites, religious sites and security functions. The projected population ranges from 240,000 to 275,000 residents.
Hanoi requires the planning documents to be completed within nine months. The Department of Planning and Architecture will review and confirm the planning tasks for Subzones C and D of the Olympic Urban Area. The planning horizon extends to 2045 with a vision to 2065.
The two subzones approved for planning tasks cover 8,200 hectares within the larger Olympic Sports Urban Area, which has a total planning study area of 16,100 hectares. Earlier, the city approved the planning tasks for Subzones A and B, which together cover about 7,900 hectares.
With this decision, Hanoi has now approved the planning tasks for the entire Olympic Sports Urban Area, forming the basis for preparing detailed 1/500 urban planning documents.
The Olympic project aims to form a sports and service based urban area centered around a major sports complex.
It seeks to develop the southern area of the city along the My Dinh - Ba Sao - Bai Dinh cultural axis and connect the Thang Long - Hoa Lu heritage system with the Huong Son - Tam Chuc complex.
Once completed, it would be one of the largest urban developments in Hanoi and in Vietnam.
Internationally, a sports urban area is defined as a complex that combines international standard sports facilities such as stadiums, swimming centers and training academies with residential and urban neighborhoods.
These developments often include commercial centers, entertainment venues and tourism services. Examples include Dubai Sports City in the UAE which covers 5,000 hectares, Qatar Sports City Aspire Zone and Melbourne and Olympic Park in Australia.
At present, property prices in southern Hanoi remain lower than those in the western and eastern parts of the city because the area has fewer large scale projects and urban developments. The southern area also has a larger available land reserve compared with other parts of the capital.
