Nearly 22,000 new homes in Hanoi listed in H1

Apartments made up the majority of housing units available for sale in Hanoi during the first half of 2025.

THE HANOI TIMES — Hanoi inaugurated 21 new residential projects in the first half of this year, adding nearly 22,000 housing units to the market, according to the Hanoi Department of Construction.

Of the total, nearly 75% are apartments and the remainder are low-rise housing units.

Most of the new apartments have come from projects in eastern Hanoi, particularly in the communes of Dong Anh, Gia Lam, and Thuan An.

Gia Lam alone contributed over 9,600 apartments, including approximately 3,100 units from one project within the large-scale Ocean Park 1 development.

Six new apartment projects were approved for sale in the western area of the city, offering nearly 6,600 units.

In the low-rise housing segment, two major projects accounted for over 80% of the new supply. Both are located in the western part of the city. The Sunshine Grand Capital project in the communes of Hoai Duc and O Dien added around 2,300 units. The Wonder City project by Vinhomes in O Dien contributed nearly 2,300 low-rise homes to the market.

According to the real estate consultancy firm Savills, Hanoi is expected to add around 25,200 new apartments this year.

Starting in 2026, the city is projected to have an additional 70,000 apartments from 91 planned projects.

Despite a surge in supply, housing prices continue to rise. By the end of last year, the average apartment price in Hanoi had reached VND75 million (US$2,860) per square meter, up 29% from the previous year.

The average price increased to VND79 million ($3,000) per square meter as of the end of the first quarter of this year.
