Hanoi approves 150 land sites for commercial housing projects

Hanoi plans to use 150 land areas to build commercial housing infrastructure and increase the supply of affordable homes.

THE HANOI TIMES — Hanoi councilors on July 10 approved 150 land plots for the development of commercial housing under the National Assembly's Resolution No. 171/2024/QH15 issued on November 30, 2024.

The 150 plots cover a total area of 690 hectares, which is less than the Hanoi People’s Committee's proposal of 155 plots covering 720 hectares.

The approval aimed to increase the volume of affordable homes in the real estate market.

Three of the initial five plots were removed due to incomplete documentation and failure to meet the necessary criteria.

These include the Five Star Ha Dong mixed-use project, a planned housing area for senior Central Party Committee officials, and the Xuan Thanh residential project.

Two other plots were dropped because they had already been approved by the council, including the Horizon Land residential area in Mai Dong Ward.

Among the 150 approved sites, several are for large-scale projects.

These include a 36-hectare residential development in Phuc Thinh Commune with an investment of over VND3.4 trillion (US$130 million) and a 23-hectare urban functional zone in what is now Vinh Thanh Commune with an investment of over VND9 trillion (US$344.5 million).

In Nghia Do Ward, Kehin, a mixed-use commercial and residential project, will be developed on a 0.47-hectare site with an investment of VND1.6 trillion (US$61 million).

In Hai Ba Trung Ward, a complex including offices, a hotel, a shopping center, and apartments for sale will be built on over 1.8 hectares with an investment of VND4.8 trillion (US$184 million).

The Hanoi People’s Committee is responsible for ensuring the accuracy of all documents, data, and information related to the proposed pilot projects and confirming consistency between submitted dossiers and actual site conditions.

The committee is fully accountable to the law and the municipal People’s Council for selecting projects that comply with all legal requirements for inclusion in the list of planned pilot sites.

Projects may only be undertaken once all legal requirements related to land, investment, housing, construction, urban planning, and other relevant laws are met.

All developments must be transparent and publicly disclosed, aligning with population density targets based on adjustments to the city’s master plan as directed by the prime minister.

City authorities have been urged to promptly address any challenges or obstacles during implementation and resolve any violations in accordance with the law to avoid prolonged complaints or disturbances that could affect public order.
