Hanoi to have 14,000 new homes approved for sale in 2025
Hanoi is set to witness a surge in housing supply with nearly 14,000 new homes from 11 projects.
THE HANOI TIMES — The supply marks a big move in Hanoi's housing market which remains in high demand, mostly for affordable and mid-range segments.
Of the 14,000 units, nearly 8,800 are apartments in five high-rise buildings while the remaining 5,200 are low-rise houses in six projects.

Most apartment projects are found in Ocean Park and Smart City. Masterise Homes lead the way in terms of new units with 2,461 flats in Ocean Park 1. Another project in Ocean Park, developed by CapitaLand, will soon launch more than 2,000 units.
In the low-rise housing segment, two of the largest projects are located in Western Hanoi. The Sunshine Grand Capital - New Life Urban Area has been approved for the sale of nearly 2,300 residential units in Tan Lap and Tan Hoi communes in Dan Phuong District, and Duc Thuong and Duc Giang communes in Hoai Duc District.
Meanwhile, more than 2,200 units have been approved for Vingroup's Green City, which covers an area of 133.4 hectares in Tan Hoi, Tan Lap, Lien Ha, and Lien Trung communes in Dan Phuong District.
Affordable homes remain scarce amid rising supply
Hanoi's real estate market has shown signs of recovery with a significant increase in housing supply this year. According to One Housing's Market Research and Consumer Insights Center, over 30,000 new apartments are expected to hit the market next year, a level comparable to the peak period from 2016 to 2019.
Among them, 48% of the new supply will come from the West and the East, mainly from Vinhomes Ocean Park 1 and 2. Meanwhile, in the northern part of the city, the upcoming Vinhomes Global Gate is expected to account for 19% of Hanoi's total new supply.
Despite this increase, Hanoi’s real estate market is facing a demand-supply mismatch. Reports from property consulting firms indicate that the high-end segment continues to dominate the market, while affordable housing remains undersupplied.
Savills forecast that an additional 25,200 apartments will be delivered in Hanoi in 2025, with the number rising to 70,000 units by 2026.
CBRE also predicted that 31,000 new apartments will be introduced this year, mainly in suburban districts such as Dan Phuong, Long Bien, and Dong Anh. The low-rise segment is expected to see an additional 7,000 new units over the next two years.
